Peppermint Grove is about 12 km south-west of the Perth CBD, on the north bank of the Swan River at Freshwater Bay, with Stirling Highway on its western edge. At 1.1 km², the Shire of Peppermint Grove is the smallest local government area in Australia (Wikipedia). Its homes are large: in the 2021 Census, 77.2% of occupied dwellings were separate houses and 58.4% had four or more bedrooms (ABS QuickStats).
Big, often older homes with river outlooks raise particular questions about windows: how to improve comfort without changing a heritage streetscape, how to handle large panes facing the water, and what the Shire needs to see first. 24/7 Glazing is a family-owned Perth glazier based in Malaga. We can supply and install double glazed windows and doors in Peppermint Grove, including retrofit and secondary glazing options for homes where the frames should stay.
What this page covers
What the Shire’s heritage rules mean for windows, retrofit and secondary glazing for period homes, glass for rooms facing Freshwater Bay, large homes and big openings, sliding and garden doors, what drives the price, the questions to ask before you accept any quote, and noise from Stirling Highway.
Ready to talk it through? Call 08 6150 8090 or visit our Contact page.
In Peppermint Grove the order matters: check with the Shire before you choose windows, not after.
Wikipedia records 179 heritage-listed places in the Shire, seven of them on the State Register, in a council area of just 1.1 km². Homes such as The Cliffe and St Just, a Federation Queen Anne house, are part of why the streets look the way they do (Wikipedia).
What the Shire says
The Shire says development approval is required for works, including internal alterations and fencing, associated with a heritage property on its Heritage List (Shire of Peppermint Grove). Its heritage page adds that being on the list does not necessarily prevent building works but will likely require a Heritage Assessment (Shire of Peppermint Grove).
What that means for windows
Neither page mentions windows by name, and the rule covers internal work too. If your home is on the Heritage List, treat new windows, retrofitted glass and secondary glazing as things to raise with the Shire before you order.
How we can help
We can measure, describe the glass and frames we’d propose, and give you the details you need to take to the Shire. Once you have its answer, we’ll quote the option it’s happy with.
On a period home, the frames are often part of what makes the house worth keeping. You don’t always have to replace them to get warmer, quieter rooms.
Retrofit double glazed units
Where timber or steel frames are sound and deep enough, a slim double glazed unit can replace the single pane. The frame, the paint colour and the sight lines stay the same.
Secondary glazing
A second, separate pane fitted inside the existing window. It leaves the original window untouched from the street and it’s one of the most effective options against noise.
Frame condition
Frames with rot, movement or failed joints may not take new glass. In that case, new frames made to match the originals can be the better long-term answer. We’ll give you a straight assessment of what your frames can take.
Leadlight and feature glass
Decorative glass can often be kept as the outer layer with a new pane behind it. Tell us about any feature glass when you book a measure so we can plan around it.
Glass is where most of a home’s heat moves. Research reported in The Conversation found up to 87% of heat gain on hot days comes through windows, and about 40% of heat loss on cold days (The Conversation).
Peppermint Grove sits between Stirling Highway to the west and the river to the east, and its larger homes often have wide glass toward the water. The hot afternoon sun comes from the other side of the house.
Two sides, two specifications
River-facing glass is usually about views and winter warmth. West-facing glass is about summer heat. A Low-E coating suits the west side most, while clear, high-light glass may suit the river side. We’ll specify each elevation for its own job.
Summer and winter
Perth averages around 26 days a year at 35°C or more, and July minimums sit near 8°C. Double glazing slows heat moving in both directions and reduces condensation on the inside pane.
Seeing before you choose
Glass tints and coatings look different in different light. We can bring samples so you can see them against your own outlook.
Samuele Caspani - Managing Director
With nearly six in ten homes having four or more bedrooms, a whole-house double glazing job in Peppermint Grove is a big project. It doesn’t have to happen all at once.
Start where it matters
Most people begin with the rooms they use most or feel most: the west-facing living area, the main bedroom, or a room near the highway. We can price those first and the rest separately.
Mixed approaches
Large homes often mix methods: new frames on a rear extension, retrofit units in original front windows, and secondary glazing where the Shire or the character of the house calls for it.
Weight and handling
Big double glazed panes are heavy. Upper-floor openings and large fixed panes can need extra lifting equipment, which we’ll plan for in the quote.
Timing
Double glazed units are made to measure. If you want the work done before summer, allow time for Shire approval where it’s needed, plus manufacturing.
Doors to the garden, the pool or a river-facing terrace are often the largest glass in the house.
Sliding and stacker doors
Double glazed sliding and stacker doors keep a large opening while holding the room’s temperature. Heavier panels need tracks and rollers rated for the weight.
French and hinged doors
Many older homes have hinged or French doors. These can often take double glazed units or be remade to match the originals with double glazing.
Lift-and-slide
For very large panels, lift-and-slide hardware lifts the panel to move it and lowers it onto the seals when closed, for a tighter seal on heavy glass.
Safety glass
Glass in doors must be safety glass under the Australian Standard for glass in buildings, toughened or laminated. See our Glass Sliding Windows and Doors page for more.
No two Peppermint Grove homes cost the same to double glaze. These are the things that move the price.
Method
Retrofit units, secondary glazing and full replacement are priced very differently. Many homes use a mix.
Size and number of openings
Large homes carry more glass, and big fixed panes and stacker doors cost more than standard windows.
Frames
New frames made to match period details cost more than standard frames. Where the originals are sound, keeping them saves that cost.
Glass
Low-E, argon, laminated, toughened and acoustic glass each add to the price. You won’t need all of them on every window.
Access
Two-storey facades, sloping blocks and heavy panes can need extra equipment.
How we’ll price it
We’ll measure each opening and give you a written, itemised quote, with alternatives where there’s more than one sensible option. For general glass replacement pricing, see our Glass Replacement Pricing page.
On a heritage or high-value home, a quote should answer these without being asked.
Does the quote suit the Shire’s requirements? Ask what details the quote includes that you can take to the Shire, and what happens if the Shire asks for changes.
Which method for which window? Retrofit, secondary glazing or replacement, listed opening by opening.
What glass is in each unit? Low-E or clear, argon or air, toughened or laminated, and pane thicknesses.
What are the U-value and SHGC? Window Energy Rating Scheme figures that let you compare quotes on performance.
How are original frames protected? Ask how period frames and finishes are handled during the work.
What does the warranty cover? Frames, seals, glass, hardware and installation, separately.
What’s the lead time? Manufacturing as well as installation.
We’ll answer every one of these in writing. Call 08 6150 8090 to arrange a measure.
Stirling Highway runs along Peppermint Grove’s western edge. It’s a major arterial road between Perth and Fremantle (Wikipedia), and homes near it hear it.
Glass made for noise
WA’s road and rail noise guidelines use double insulated glazing with unequal panes, such as 6mm-12mm-10mm, for bedrooms in their quiet-house packages (State Planning Policy 5.4 Guidelines). Laminated acoustic glass goes further again.
Secondary glazing for noise
Because it leaves a wider gap between the panes, secondary glazing is often the strongest option against traffic noise, and it suits heritage windows.
Seals and fit
The guidelines say the ratings depend on seals on every edge of each window and drop seals on doors. We’ll check the fit as closely as the glass.

Often, yes. Sound frames can take retrofitted double glazed units, or you can add secondary glazing inside. We’ll tell you what your frames can take.
A second pane fitted inside your existing window. It leaves the original window unchanged from outside and works well against noise and heat loss.
Usually. Feature glass can often stay as the outer layer with a new pane added behind it. Let us know about it when you book a measure.
It depends on the method, the number and size of openings, the frames, the glass and access. We’ll give you a written, itemised quote, room by room.
Yes, especially with panes of different thickness, laminated acoustic glass or secondary glazing, and good seals.
It depends on the direction. West-facing glass usually needs Low-E to cut heat, while river-facing glass may be better with clear, high-light glass. We’ll specify each side separately.
It reduces it. The inside pane stays closer to room temperature, so less moisture forms on cold mornings.
The units are made to measure, so allow for manufacturing, and for Shire approval on heritage-listed homes. We’ll give you the timeframes with your quote.
