Really Professional and nice , we recommend it!
Dalkeith is a peninsula suburb in the City of Nedlands, about 6 km south-west of the Perth CBD, with the Swan River on three sides. Its homes are large and mostly freestanding. In the 2021 Census, 96.3% of Dalkeith’s dwellings were separate houses and 75.2% had four or more bedrooms (ABS QuickStats). Big homes mean big openings: wide sliding doors to the garden, walls of glass facing the water, and west-facing rooms that take the full afternoon sun.
That is exactly where double glazing earns its keep. 24/7 Glazing is a family-owned Perth glazier based in Malaga. We can supply and install double glazed windows and doors for Dalkeith homes, from a single problem room to a whole-house upgrade, and we’ll talk you through glass, frames and whether a retrofit or a full replacement makes more sense for your home.
What this page covers
How double glazing suits Dalkeith’s large riverside homes, what drives the price, how to handle west-facing glass and river light, what to check before changing windows on an older or heritage-listed home, sliding and stacker doors, glass choices, the questions worth asking before you accept any quote, and when retrofitting is enough.
Ready to talk it through? Call 08 6150 8090 or visit our Contact page.
Dalkeith homes are big, and most of them are houses rather than apartments. That changes how you should think about double glazing.
Most double glazing advice is written for an average home: a 3×2 with a handful of standard windows. Dalkeith is not that. The 2021 Census counted 1,593 private dwellings in the suburb, 96.3% of them separate houses and three in four with four or more bedrooms. More rooms means more glass, and more glass means the choices you make matter more.
Start with the rooms that bother you
You don’t have to do the whole house at once. Most people start with the rooms they notice: the living area that turns into an oven by 3 pm, the bedroom that is cold on a July morning, or the study that faces the street. We can look at those rooms first and give you a price for them on their own, then for the rest of the house if you want to go further.
Large panes need the right glass
Big fixed panes and wide doors carry more glass per opening, so the specification matters. Thickness, safety glass requirements and the weight of the unit all change as the pane gets bigger. We’ll specify each opening on its own rather than using one glass type for the whole house.
Matching what is already there
Many Dalkeith homes have been extended or renovated more than once, so the windows in one wing can differ from another. We can match frame colours and sight lines where that matters to you, or suggest where a change would look better.
Plan around the season
Perth’s hottest months are January and February, when average maximums sit above 31°C. If comfort in summer is the goal, it pays to have your order in well before then.
There is no honest one-line price for double glazing a Dalkeith home. Here is what actually moves the number.
Double glazing is priced opening by opening, so two homes with the same number of bedrooms can have very different quotes. These are the things that make the difference.
Frame material
uPVC, aluminium and thermally broken aluminium all perform differently and cost differently. Thermally broken frames have an insulating break inside the frame, which stops the frame itself conducting heat. That matters most on large openings, where there is a lot of frame.
Size and type of each opening
A small awning window and a three-panel stacker door are very different jobs. Large fixed panes, stackers and lift-and-slide doors cost the most because of the glass area, the hardware and the handling.
Glass specification
Low-E coatings, argon fill, laminated or toughened glass and acoustic interlayers each add to the price, and each does a different job. You don’t need all of them everywhere.
Replacement versus new work
Replacing existing windows means removing the old frames and making good the openings, which is extra work compared with a new build.
Access
Upper-floor windows, steep blocks and tight side setbacks can need extra equipment or labour.
How we’ll price it
We’ll measure each opening and give you a written, itemised quote so you can see where the money goes and change the specification room by room. For general glass replacement pricing, see our Glass Replacement Pricing page.
Windows are where most of the heat gets in. Australian research reported in The Conversation found that on hot days up to 87% of a home’s heat gain comes through the windows, and on cold days about 40% of its heat loss goes out the same way (The Conversation).
On Dalkeith’s peninsula, many of the best rooms face the water, and a lot of that water lies to the west and south. Those views come with the full afternoon sun.
Why the afternoon is the problem
Perth is Australia’s sunniest capital, with around 3,200 hours of sunshine a year. It reaches 35°C or more on about 26 days in an average year. The sea breeze Perth calls the Fremantle Doctor usually arrives between 10 am and 3 pm in summer, but a west-facing room has already soaked up hours of sun by then.
What helps
A double glazed unit slows heat moving through the glass. A Low-E coating reflects more of the sun’s heat before it comes inside. Together they can keep a west-facing living room noticeably more comfortable in the late afternoon.
Keeping the view
Nobody in Dalkeith wants dark glass on a river view. There are clear and lightly tinted Low-E options that cut heat without turning the view grey. We can show you samples so you can judge them in your own light.
Winter matters too
July’s average minimum in Perth is about 8°C, and most of the year’s rain falls between May and September. Double glazing keeps the heat you pay for inside on those mornings and reduces condensation on the inner pane.

Dalkeith has a long history for a Perth suburb, and some of its homes are protected. Check before you change the windows on a heritage-listed home.
The name goes back to 1833, when Captain Adam Armstrong built a cottage here and named it after his former employer’s estate in Scotland. The farm was subdivided for housing in 1897. Gallop House, built around 1872, is the oldest surviving private home in Dalkeith and in the City of Nedlands.
Check with the City of Nedlands
The City of Nedlands says some development is exempt from needing planning approval, but it points people to its planning scheme, policies and FAQ for the details (City of Nedlands). If your home is heritage-listed, or you’re changing how the front of the house looks, confirm with the City before you order anything.
Keeping the character
On an older home you may not want to change the frames at all. In that case, retrofitting a double glazed unit into the existing frame, or adding secondary glazing behind it, can keep the look from the street while improving comfort inside. We can tell you which of those your frames can take.
Frame condition first
Timber frames that are sound can often take new glass. Frames with rot, movement or failed joints usually can’t, and replacing them may be the better long-term choice. We’ll give you a straight answer on the condition of your frames.
The biggest piece of glass in most Dalkeith homes is the door to the garden, the pool or the river. It’s also where most of the heat gets in.
Sliding, stacker and lift-and-slide doors let a living area open right up to the outdoors. They also put a large area of glass in the wall, often facing north or west.
Sliding doors
A two-panel slider is the most common. A double glazed slider with good seals and a solid track can make a large difference to how a living area holds its temperature.
Stacker doors
Three or more panels that stack to one side give a wider opening. The weight of double glazed panels means the track and rollers need to be rated for them.
Lift-and-slide
For very large panels, lift-and-slide hardware lifts the panel off its seals to move it, then drops it back onto them when closed. That gives a tighter seal and a lighter feel on heavy glass.
Safety glass
Glass in doors must be safety glass under the Australian Standard for glass in buildings. We’ll specify toughened or laminated glass as each door requires.
See our Glass Sliding Windows and Doors page for more on sliding systems.
Double glazing is two panes and a gap. What goes into those panes and that gap decides how it performs.
You don’t need every upgrade on every window. Match the glass to the job each room is doing.
Low-E glass
A thin coating that reflects heat. On west- and north-facing glass it’s the single biggest improvement for summer comfort.
Argon fill
An inert gas in the gap between the panes that slows heat moving through the unit better than air does.
Laminated glass
Two layers bonded with an interlayer. If it breaks, it holds together. It suits ground-floor doors and windows where security and safety matter, and it also helps with noise.
Toughened glass
Heat-treated glass that is stronger than standard glass and breaks into small pieces. It’s often required in doors and near floors.
Acoustic glass
Laminated glass with a sound-dampening interlayer, for bedrooms and studies where outside noise is the complaint.
Energy ratings
Windows in Australia can be rated under the Window Energy Rating Scheme (WERS), which publishes a U-value (how much heat passes through) and an SHGC (how much of the sun’s heat gets in). Ask for both figures on any quote so you can compare like with like.
Double glazing a large home is a big spend. A good quote answers these questions before you have to ask them.
Is it itemised? Each opening should be listed with its size, frame system and glass make-up.
What glass is in each unit? Low-E or not, argon or air, toughened or laminated, acoustic or standard.
What are the U-value and SHGC? These let you compare two quotes on performance, not just price.
Supply only, or supply and install? Check that removal of the old windows, disposal, making good and any upper-floor access are included.
What is the warranty? Ask separately about frames, seals, glass, hardware and installation, and who you call if something needs attention.
How long will it take? Double glazed units are made to measure, so ask for the lead time as well as the installation time.
Are you comparing like with like? A uPVC quote and a thermally broken aluminium quote are for different products.
We’ll answer every one of these in writing. Call 08 6150 8090 to arrange a measure.
Not every Dalkeith home needs new frames. Sometimes the glass is the only thing that needs to change.
There are three ways to get the benefits of double glazing, and the right one depends on your frames, your budget and how the house looks from the street.
Full replacement
New frames and new double glazed units. The best performance, and the chance to change the style or the way a window opens. It’s the right call when frames are failing or you’re renovating anyway.
Retrofit into existing frames
A double glazed unit fitted into your existing frame, where the frame is deep and sound enough to take it. It keeps the look of the house and costs less than replacement.
Secondary glazing
A second pane fitted inside the existing window. It’s useful on heritage frames that can’t be changed, and it’s particularly effective against noise.
How we’ll help you decide
We can inspect your frames and tell you which options they can take, with a price for each, so you can choose. See our Double Glazed Windows and Doors In Perth page for more, or our Window and Door Installation page if you’re replacing frames as well.

It depends on your home. The City of Nedlands says some development is exempt from planning approval and directs people to its planning scheme, policies and FAQ for the details. If your home is heritage-listed, or the work changes how the front of the house looks, check with the City before you order.
It depends on the number and size of the openings, the frame material, the glass specification and access. Large homes with big sliding doors cost more than a standard 3×2. We’ll measure each opening and give you a written, itemised quote so you can adjust the specification room by room.
Often, yes. If your frames are sound and deep enough, a double glazed unit can be retrofitted into them. If they can’t take it, secondary glazing is another option. We’ll inspect the frames and tell you which options suit your home.
It will help a lot, especially with a Low-E coating. Windows are where most heat enters a home on hot days. Double glazing slows heat moving through the glass and Low-E reflects more of the sun’s heat before it comes in. External shading adds to the effect.
It doesn’t have to. There are clear and lightly tinted Low-E options that reduce heat without greying out the view. We can show you samples to judge in your own light before you choose.
Glass in doors must be safety glass, either toughened or laminated. For large west- or north-facing doors, a double glazed unit with a Low-E coating is a common choice. Laminated glass adds security and helps with noise.
Double glazed units are made to measure, so there is a manufacturing lead time before installation. We’ll give you the lead time and the expected installation time with your quote.
Yes. The inner pane of a double glazed window stays closer to room temperature, so less moisture condenses on it on cold winter mornings. Condensation between the two panes means a seal has failed and the unit needs attention.
WERS is the Window Energy Rating Scheme. It rates windows for how much heat passes through them (the U-value) and how much of the sun’s heat gets in (the SHGC). Asking for both figures lets you compare quotes on performance, not just price.
