Cottesloe sits on the Indian Ocean about 11 km west-south-west of the Perth CBD, in the Town of Cottesloe. It’s a compact suburb, under 4 km², with the ocean along one side and the Fremantle railway and Stirling Highway along the other. The 2021 Census counted 3,492 private dwellings: 69.1% separate houses, 12.5% semi-detached homes and townhouses, and 18.6% flats and apartments (ABS QuickStats).

Salt is the first thing to plan for in Cottesloe. It settles on frames, tracks and fixings, and it stays there unless something washes it off.
Why the coast is different
Window makers set different care rules for homes near the sea. Trend Windows, for example, asks for aluminium windows within 10 km of breaking surf to be cleaned at least every month, and says products in sheltered spots need cleaning more often because salt builds up where rain can’t wash it away (Trend Windows). All of Cottesloe is well inside that distance.
Frame choices
uPVC frames don’t corrode. Aluminium frames can suit a coastal home too, but the powder coat, the hardware and the fixings all need to suit the site. Corrosion usually starts where fixings meet the frame, so ask what they are made of. We’ll tell you what each frame system is suited to before you choose.
Hardware and tracks
Double glazed panels are heavier than single glazed ones, so rollers, hinges and locks do more work. On a coastal home, ask for hardware made for coastal conditions and find out how it’s serviced.
Looking after them
A regular rinse with fresh water does more for coastal windows than anything else, especially under eaves and on the sheltered side of the house. We’ll give you the maker’s care instructions with your windows so the maintenance matches the warranty.
Windows are the weak point in most homes. Research reported in The Conversation found that up to 87% of a home’s heat gain on hot days comes through the windows, and about 40% of its heat loss on cold days goes out the same way (The Conversation).
Cottesloe looks west. The rooms with the ocean view are the same rooms that take the late sun, often through the biggest windows in the house.
What helps
A double glazed unit slows heat moving through the glass. Add a Low-E coating and more of the sun’s heat is reflected before it gets inside. On a west-facing living room that is the combination that makes the most difference late in the day.
The breeze isn’t enough on its own
Perth’s summer sea breeze cools the outdoors, but a closed room with the sun on the glass keeps heating up. Perth averages around 26 days a year at 35°C or more, and January and February are the hottest months.
Keeping the view
Nobody wants a grey ocean. There are clear and lightly tinted Low-E glasses that cut heat without dulling the view. We can bring samples so you can judge them against your own outlook.
Winter from the west
Most of Perth’s rain falls between May and September, and Cottesloe gets the weather first. Double glazing keeps the heat you pay for inside and cuts condensation on the inside pane on cold mornings.
The eastern side of Cottesloe is a transport corridor. Curtin Avenue, the Fremantle railway line and Stirling Highway run side by side through the suburb.
Main Roads WA counted an average of 24,280 vehicles each weekday on Curtin Avenue between Grant Street and Eric Street in June 2016, 1,416 of them heavy vehicles (Main Roads WA report, Town of Cottesloe). Five stations on the Fremantle line serve the suburb: Swanbourne, Grant Street, Cottesloe, Mosman Park and Victoria Street.
What works on noise
For traffic and train noise, what the glass is made of matters more than the fact that it’s double. WA’s road and rail noise guidelines give a benchmark: their quiet-house packages call for glazing such as 6mm-12mm-10mm double insulated glazing in bedrooms, where the two panes are different thicknesses (State Planning Policy 5.4 Guidelines). Laminated acoustic glass goes a step further.
Seals matter as much as glass
The same guidelines say the ratings depend on acoustic seals, with a seal on every edge of each window and a drop seal on doors. A gap lets sound straight through, so we’ll look at the seals as well as the glass.
Start with the bedrooms
If the budget won’t stretch to the whole house, begin with the bedrooms that face the corridor. We can quote those rooms on their own.

Cottesloe has a lot of history for a small suburb, and some of its homes are protected. Check before you change the windows on a listed home.
The suburb is named after Thomas Fremantle, 1st Baron Cottesloe, and the Town of Cottesloe has been a local government since 1895. Wikipedia lists 430 heritage-listed places in the Town, 27 of them on the State Register (Wikipedia).
What the Town says
The Town of Cottesloe says places on its Heritage List need development approval for most development works, and a Heritage Impact Statement may be needed with the application (Town of Cottesloe). Being in the Local Heritage Survey alone gives no legal protection. The Town’s page doesn’t mention windows specifically, so if your home is on the Heritage List, ask the Town before you order.
Keeping the character
On an older home you may want to keep the frames. A double glazed unit retrofitted into the existing frame, or secondary glazing fitted behind it, can keep the look from the street while making the rooms inside quieter and more comfortable.
Frame condition first
Sound timber frames can often take new glass. Frames with rot, movement or failed joints usually can’t. We’ll give you a straight answer on what your frames can take.
Nearly a third of Cottesloe’s homes are apartments, townhouses or semi-detached. Double glazing works for them too, with a few extra steps.
Check with your strata company first
In many strata schemes the windows, or the way they look from outside, are covered by the by-laws or form part of the common property. Ask your strata company what needs approval before you order anything.
Secondary glazing leaves the outside alone
Where the outside of the building can’t change, secondary glazing fits a second pane inside the existing window. It doesn’t alter the facade and it’s effective against noise.
Balcony doors
Sliding doors onto a balcony take wind and sun and are often the biggest glass in the apartment. Glass in doors must be safety glass, and upper-level doors carry more wind load. We’ll specify each one for where it sits.

Upper floors, lifts and building rules all affect how the job runs. We’ll plan the installation around your building’s requirements.
Double glazing is priced opening by opening, so there’s no honest one-line figure. These are the things that move it.
Frame system
uPVC, aluminium and thermally broken aluminium perform differently and cost differently. On a coastal home, the finish and hardware you choose for salt air are part of the price.
Size and type of each opening
A small awning window and a four-panel stacker door are very different jobs. Large panes and stackers cost more because of the glass area, the hardware and the handling.
Glass make-up
Low-E, argon fill, laminated, toughened and acoustic glass each add cost and each does a different job. A bedroom facing Curtin Avenue and a living room facing the ocean may need different glass.
Replacement or retrofit
Taking out old frames and making good the opening is more work than fitting new glass into sound existing frames.
Access
Upper floors, apartments and tight side setbacks can need extra equipment or time.
